What
does my maintenance fee pay for?
Your maintenance fee generally pays for
your share of (among other things):
The upkeep of the unit, the utilities, the cleaning
and repairs, resort property insurance, the upkeep
and replacement of general use resort amenities,
and usually property taxes.
(Some resorts bill property taxes and maintenance
fees separately.)

Who
do I pay my maintenance fees to?
You pay your maintenance fees directly
to the resort or the resort management company.
The first years maintenance fees are either collected
at the time of sale or billed directly by the resort
at the next due date. If you are going to be using
your timeshare ownership program through one of
the external exchange companies, all current maintenance
fees must be paid before the resort will allow your
unit to be traded with the exchange company.

When
will I receive my deed or copy of recorded ownership?
Typically it takes 8 - 10 weeks to receive
your deed. You will receive your deed after your
contract has been paid in full and the transfer
of ownership has been completed with all official
recording agencies. The time it takes to receive
your deed varies by the resort you purchase. International
timeshare purchasers can expect that it may take
much longer to receive their deed or other proof
of recorded ownership. In any case, the deed is
not necessary for you to start using your timeshare
or any of the affiliated timeshare exchange networks.
The deed or copy of recorded ownership is simply
a document that shows proof of ownership, which
should be filed in a safe place. You will also need
this document if you ever wish to sell or transfer
your ownership in the future.

What
other costs can I anticipate each year in connection
with my timeshare vacation ownership?
Your maintenance fees and taxes will be
billed each year. Many resorts include your taxes
as part of the maintenance fee. If you have chosen
to take advantage of membership in an external exchange
company listed above, you will have the associated
annual membership fees, usage fees, etc.
